Challenge: This custom built home was located on the 417 Corridor west of the core of Ottawa. Focus was put on the quick highway access, and commuting time to Kanata's high-tech sector. The attention to detail of the meticulous homeowner was highlighted in the marketing to attract a buyer with similar tastes and appreciation to the attention to detail this fine home offered.

Luxury in the country
Challenge: A unique one of a kind luxury custom built home, required skill and patience to find the right buyer. Detailed information was provided to help promote the value in the property and get this amazing property sold!

Incredible rare renovation opportunity
Challenge: This one of a kind home was located in a prestigious neighborhood of Ottawa. It was custom renovated many years ago, and required extensive updating to modernize it for today's buyer. It took some creativity to put a deal together that both the buyer and seller were happy with. From one loving family to another!

Uniquely modern
Challenge: This infill single home was designed off of the old single home situated on the left side of the lot, one wall remained to qualify it as a renovation, it was an award winning design, but a unique layout; with a master bedroom wing, and guest bedroom wing. Because of this unique layout, the challenge was to find the right buyer who appreciated the quality and design, and would love this entertainer’s home.

Heritage downtown semi-detached home
Challenge: This was one of the most stunning downtown properties, renovated with taste and maintaining much of its original character. After interviewing 3 downtown brokers, we listed the property $40,000 higher than the competition recommended, and sold it within one week for close to asking price. One of the highest sales of a semi-detached home in centretown to date at that time!

Old world renovation
Challenge: This stunning 2.5 storey home was gutted and renovated. Located on a quiet street, the challenge was that it was priced more than $200,000 more than most homes on the neighbouring streets. We had to convey the overall location value, and future neighbouring homes being renovated to obtain a top price for our seller.

Suburban new competition
Challenge: This home was purchased pre-construction from the builder, and the sellers needed to sell it as their plans changed. We had to come up with a marketing and pricing strategy that differentiated it from the inventory of new homes to be built in the area, we achieved a price that was actually higher than one could buy the same model for from the builder focusing on location and availability as the pitch!

Infill investment properties
Challenge: This portfolio of two properties was sold to two different investors achieving prices that were only seen in more prestigious neighbourhoods, focusing on income and investment return, and differentiating it by the fact that it would be easier to obtain tenants because of the modern infrastructure, individual HVAC systems, and modern design.

Severable development lot
Challenge: This amazing lot was owned for decades by the same family. We set the bar in land pricing for the neighbourhood,and achieved a top price for the sellers. The lot was severed and built upon!

Central row development
Challenge: Two doubles to be severed and sold, with only one unit completed as a show home. Off of the one completed unit, we were able to pre-sell the remaining 3 units with details on how the specifications would be finished. Time period for all four sales was under one year from completion of the first unit.

Woodroffe Infill
Challenge: small pie shaped lot, nearly double average prices for the area, one of the first infill singles built in the area. For sale by owner for several months, listed and sold within 2 weeks. Negotiated a deal to include a finished basement at contractors cost to close the deal.

Pre-construction suburban single
Challenge: a small private enclave with home of the most expensive houses in the neighbourhood, private road maintenance fees, and many lots not finished. We had to promote a vision for what the finished neighbourhood’s look and feel would be like. SOLD after a lot of hard work.

Massive home requiring massive updates
Challenge: This south Ottawa single was one of the best built homes I have ever been inside. However, it was a time warp from the 1980’s, we had to pitch the house size, and potential of what it could be, challenging the cost of new construction in the area, and how renovating this home would put the buyer financially ahead by up to $100,000 once finished.
